LAWSON, Mo. -- Putting your house on the market right now can seem like a daunting task, especially with the high number of foreclosed homes that are up for sale.

KMBC's Lara Moritz spoke to real estate agents to learn ways to interest potential buyers.

"I've been trying to sell the house for a little over a year," homeowner Rob Stark said. "Not having a lot of money to put in it, but with the market the way it is, I've got my hands tied."

Stark said his home is surrounded by foreclosed houses that are selling at drastically reduced rates.

Stark said his luck changed when a TV crew from A&E's "Sell This House" selected his house to refresh and refurbish.

"There are some good things about Rob's house we want to highlight -- the kitchen is large, but people pay attention to the outdated floor, cabinets, lighting. We're concentrating on those issues," show host Roger Hazard said.

A crew sanded down the walls, changed the color to a brighter shade that will offer more light, and updated a 1970s brick wall into something more modern.

Stark said he worked with designer Tanya Memme on furniture that became a focal point in the living room.

Real estate agent Jackie St. John said inexpensive makeover ideas can help a homeowner cash in later on.

"Go through and fix whatever you think needs fixing, and go through and fix it again. People are wanting more perfection in the homes, no matter what the price range," St. John said.

Stark's home makeover included adding new lighting to the dark kitchen, adding a rug to de-emphasize the outdated floor, and changing the hardware to update the kitchen cabinets.

Crews also added new paint to the living room walls and new drapes on the windows to brighten the room.

Real estate experts said you need to depersonalize your house and to prepare for buyers who will try to snoop.
